Tract 1: 2.6 Ac. +/- Home Site, 529 ft. of frontage on SR 568, 2,418 sq. ft. 1+1/2 story home w/3 bedrooms, 1 full bathroom, main floor laundry and large wood frame barn. Private well. Private septic with no current operation & maintenance permit.

Tract 2: 15.3 Ac. +/- Cropland, frontage on both SR 568 and CH 3.

Tract 3: 10 Ac. +/- Cropland, 663 ft. of frontage on SR 568.

TERMS: A non-refundable down payment of 10% will be due auction day per tract with cash or check, balance due at closing within 60 days. Taxes: Prorated. Possession: Tract 1: buyer must give current tenant at least 30 days notice after closing to vacate the property if desired. Tract 2 & 3: buyers will get possession after 2020 fall harvest. **Survey: A survey will be provided by the seller according to post auction results, if needed. Combination purchases will only receive perimeter survey. If all 3 tracts are purchased together no survey will be provided unless required by the county to transfer.
